The journey thus far.....

Overview:

My investor journey started with me renting out my condo in Belltown when I moved out of it in 2016. We moved to a starter home in Green Lake for 4 years. We completed a mid-size remodel in 2019. In 2020, we moved again and rented the Green Lake home when we moved out. In 2021, I completed a 1031 exchange where I sold off the condo and bought a SFR rental in Magnolia, one of the sought after neighborhoods in Seattle. The equity from the condo sail allowed me to close the SFR purchase with no incremental money out of pocket. In 2022, we sold the Green Lake home for 440K of tax free gains, thanks to the IRS code for the sale of a primary residence (https://www.irs.gov/pub/irs-pdf/p523.pdf). 


This was the starting point of my journey as a full-time real estate investor. In June 2023, I bought a home in North Seattle (Haller Lake) located on a 0.41 acre lot. I sub-divided the lot into a 2 separate lots - 9700 sq.ft. lot with the house and garage and a 7900 sq.ft. lot without any existing structures. This strategy allows me to maximize the potential of the land and future development potential. I will demo the garage and build a 1000 sq. ft. (2 bed 2.5 bath) DADU (detached accessory dwelling unit) in the backyard and 1000 sq. ft. (2 bed 2.5 bath) AADU (attached accessory dwelling unit) next to the existing house. Construction for the DADU started on 8/22/24. I am hoping to build 4-6 units on the 7900 sq.ft. lot once the new laws are adopted by Seattle.

I am also partnering on a DADU build with investors where I am the boots on the ground sourcing the deal and executing the plan. Lastly, I am a GP (general partner) on a 33 unit townhome syndication in East Wenatchee. I will be expanding into flipping and PML (private money lending) by the end of 2026.

Ballard flip - Nov 2024 to Mar 2025. Bought a 1919 3 bed 1 bath home with unfinished basement in the Ballard neighborhood of Seattle. The plan is to convert it to a 4 bed 3.5 bath home with a fully finished basement and adding 2 dormers on the top floor to create a master en-suite with a walk in cloest and an additional bathroom - https://www.instagram.com/stories/highlights/18082449373557585/
